This project comprised the construction of a new office headquarters for VA Tech Transmission and Distribution Limited, at Monkton South Business Park, Hebburn in South Tyneside.  The contract comprised the construction of 3,800 m² (40,900 sq ft) purpose built, high quality, air conditioned offices on the fully-serviced site of 1.46 hectares (3.6 acres), part of the reclaimed Monkton Coke Works

The project involved the construction of two floors of general office accommodation, private offices and meeting rooms, stairs, lift and ancillary accommodation. At second floor level, a smaller floor area of offices and meeting rooms was included with a plant room also formed at this level.

The building was constructed on a greenfield site using a structural steel frame with insitu concrete ground and upper floors.  External walls were polyester powder coated fixed metal frame double-glazed curtain walling with composite metal cladding panels and a standing seam roof.  Office areas were predominately open plan ready for client partitioning.  Access flooring for IT distribution was included throughout.  A gas-fired boiler serving perimeter radiators provides heating. Comfort cooling is by local ceiling-mounted cassette units.  External works included drainage, infrastructure access roads, car parking and soft landscaping.

The Project was completed on time with an out-turn cost below tender sum, following value engineering of client specification without detriment to overall quality and client satisfaction.
